Costs to plan beyond the monthly payment
The capital + interest monthly payment is not the only cost of a mortgage loan. Also plan for outstanding balance insurance (which repays the loan in case of death, often required by the bank), fire insurance on the property, and the bank’s administrative fees. On top of that, at purchase, notary fees and registration duties are added. This simulator isolates the loan itself; remember to include these items in your overall budget.

Frequently asked questions
How is a mortgage monthly payment calculated?
From the amount borrowed, the annual rate and the term, using the constant instalment (amortisation) formula. The longer the term, the lower the monthly payment, but the higher the total interest cost.
How much can I borrow with my salary?
As a rule, Belgian banks cap repayments at around one third (≈33%) of the household’s net income, after existing charges. Your capacity then depends on the rate and the term. This is indicative: the bank also looks at your personal contribution and your remaining living budget.
Do I need a personal contribution?
Most often yes: banks rarely finance 100% of the price. Plan to cover at least the fees (registration duties, notary) and part of the property from your own funds.
Does this simulator include insurance and fees?
No. It calculates the capital + interest monthly payment. Outstanding balance insurance, fire insurance and administrative fees add to the real cost.
What salary do I need to borrow €200,000?
There is no single answer: it depends on the term, the rate and your existing charges. Banks generally cap the monthly payment at about one third of the household’s net income. Use the "My capacity" mode starting from your income for an estimate.
Fixed or variable rate?
A fixed rate guarantees a constant monthly payment over the whole term: that is safety. A variable rate, often lower at the start, can move up or down within legal limits (a cap). The choice depends on your risk tolerance and the loan term.
