Two factors, two different logics
Belgian property tax combines a fixed regional base rate (1.25% in Wallonia and Brussels, 3.97% in Flanders) with a local surcharge set freely by your municipality and province. The base rate is identical for everyone in the same region; the local surcharge explains most of the gap between two neighbouring addresses.
Why this tool never guesses your municipality
Many calculators display a municipal average, often misleading: local surcharges vary widely, sometimes by a factor of two within the same province. Rather than showing a figure that would be wrong in most cases, this tool asks for your own surcharge, printed in black and white on your property tax notice.
Reductions that differ by region
All 3 regions grant reductions for modest homes, dependent children or disability, but through different mechanisms: fixed percentages in Wallonia and Brussels, a separate flat amount in Flanders. This tool models the Walloon and Brussels reductions; the Flemish calculation shown is the base figure, without these specific reductions.
What this calculator does not cover

What is the difference between indexed and non-indexed cadastral income?
The non-indexed cadastral income (CI) is the base value set by the FPS Finance (shown on your purchase deed or MyMinfin). The indexed CI is this amount multiplied by an official yearly coefficient (2.3 for 2026 income), the property tax is calculated on this indexed amount. This tool asks for your non-indexed CI and applies the indexation itself.
Why does the result depend so much on my municipality?
Municipal and provincial surcharges usually make up 80 to 90% of the total bill, far more than the regional base rate. They vary widely from one municipality to another. Lacking a reliable average, this tool asks for your own surcharge, shown on your property tax notice.
Does the Flanders calculation include reductions for children or disability?
Not yet. Flanders applies a different reduction mechanism (its own base flat amount, amplified by your property's own surcharge), distinct from the Walloon and Brussels systems. This tool shows your Flemish base calculation, without these specific reductions, and flags this explicitly.
I am a tenant: do I have to pay the property tax?
No, the property tax is the owner's responsibility (legal debtor), except for an explicit clause to the contrary in certain commercial leases. An owner cannot automatically pass it on to a residential tenant.
Does this tool replace my tax notice?
No. This is an educational estimate to understand the calculation. The exact, final amount always appears on the tax notice sent by your region.
